Creeping up on a guard in the dark in my stealth game. Crouch, stay out of his view, take him down quietly

Guards hear your footsteps differently on carpet, tile, wood and metal grating, and noise carries through floors.
Light matters: a visibility meter shows how lit you are, and you can shoot out lamps or cut the power to a room.
Look before you open: the snake cam under the door, night vision and thermal goggles.
Non-lethal is the intended way through: silent takedowns, shouting suspects down, cuffing. Lethal force has consequences.
Being spotted escalates: guards radio in and the alarm climbs. You can cut their radio repeater so nobody can call for help.
You command a team, so stealth includes timing: stack on doors and use go-codes so everyone moves at once.
