Anyone here renting out a pre-1978 home in WA?
This came up recently and figured it was worth sharing because the lead paint rules are pretty easy to overlook.
If the home was built before 1978, there are disclosure requirements that need to happen before the tenant is locked into the lease. And if you’re doing repairs that disturb old paint, there can be separate lead-safe renovation rules too.
We put together a full breakdown here if anyone wants to double-check what applies to their rental.
Probably one of those things that’s better to know before it becomes an issue.

Incoming Visiting PhD at Seattle Children's Hospital (3 Months) – Neighborhood & Sublet Advice?
Hi Seattle! 👋
I'm an Italian PhD student doing a 3-month research stay at Seattle Children’s Hospital early next year.
Im looking for neighborhood recommendations and tips on finding short-term sublets.
- Target Vibe: Safe, lively, and walkable with good cafes (happy with up to a 30-40 minute commute to the hospital).
- Current Frontrunners: Capitol Hill, Fremont, Roosevelt, U-District, Ballard.
Questions:
- Which neighborhood best balances safety, a lively neighborhood feel, and an easy commute to Children's?
- How common are sublet scams on local platforms (Facebook, Craigslist), and what red flags should I watch out for when booking remotely?
- Besides RotatingRoom or Furnished Finder, are there specific local FB groups or UW housing boards you recommend?
- Tennis: Any advice on how to join tennis clinics, drop-in sessions, or group training for just 3–4 months without a full club membership?
- Making Friends: Best ways to meet people and build a social circle during a short stay in the States? I've moved around Europe a lot so I'm very open to putting myself out there—are there specific apps, platforms (like Meetup, Bumble BFF),or local gatherings/recreational groups that work really well in Seattle?
Thanks so much in advance! Looking forward to any help :) ☕🌲

Seattle Real Estate Market Today! As of October, '26
Real Estate market update as of October, 2026! Starting with national trends, then local data, then the trend over three major segments of time in the King County market since 2007 until now. To understand todays data it helps to understand the scope of the bigger picture across the nation and through time. Look here for future updates on the Seattle area, King county stats, and beyond. Our real estate market is rebalancing and favoring buyers more than in the past, but this is a cooling NOT a crash! Interest rates rise as inflation is high, and we hope to see that correct next year, but mortgage rates are expected to bump up again slightly before 2027.

Whole convo about property assessment in King County
Hey everyone, we shared a few takeaways here recently from our conversation with the King County Department of Assessments, and we finally put the whole thing together in one blog.
It covers how assessed values are figured out, appeals, exemptions, deadlines, and a bunch of stuff that came up during the interview.
If you want to read the full conversation, it’s here. Figured we'd share it since a few people here seemed interested in the topic.
