I really hope anyone who bought a home pre COVID knows that, compared to those who haven’t, they won a fucking lottery.

My mom just sold her $700/month mortgage house so she could move cross country for no reason and now has to pay $2,100/month rent on a much much smaller home because she can't afford to buy another house. She acts so shocked and blindsided by all of it, but I literally begged her not to do it multiple times.

u/FlippingPossum 22h ago
My MIL kept joking about moving in with us. Found out it wasn't a joke when she almost lost her PAID OFF house due to take out equity loans.

How do you not take 5 seconds to check rent prices before selling your house

I closed on my house like.... the first week of April 2020 right as shit was starting to hit the fan. I didn't know how fucking lucky I had it.
7
u/Not_A_Wendigo 18h ago
The prices in my area went insane less than 6 months after I bought my home (an old condo that was still overpriced). I’m eternally thankful that I didn’t wait any longer.
2
u/hobbitybobbit 17h ago
Same. Bought my house in the last week of March. The fear and uncertainty was so crazy at the time. I remember not knowing whether or not we’d be allowed to physically go into the closing office to sign our paperwork because no one knew how contagious COVID would be.
2
u/PatzerDX 16h ago
Same. I felt a little dirty when my brothers, who bought a couple years later, told me what they're paying.
1
u/NeedIQMSHelp 13h ago
Closed October of 2020. Only got away with it because we were friends with the owner and had rented from them for 8 months first which helped them transition to their new place.

u/fryeguy92 13h ago
I got my house on land contract in 18 then my car in late 2019. Crazy how lucky I got. Both are paid off now. Still can barely afford to do anything.

26
u/Philly_3D 1d ago
Absolutely. I bought in May 2019 for $295k, reassessed in late 2020 to an interest rate of 2.9%.
It was reassessed this year at $476k.
Houses in our area rarely even make it to public market before they're sold, often in bidding wars. CRAZY.
We're basically "trapped" here now.
2
u/indifferentCajun 21h ago
I'm in the same boat. I bought in 2018 and refinanced in 2020, now I can't afford to buy anything in my area. I'd love a bigger house, but I'd have to move into the boonies.
2
u/Philly_3D 20h ago
Yep, and even then, I bet you'd get a smaller house with a bigger payment. It's not the worst place to be in, but it is weird to feel like you're immobilized by good fortune.
1
u/nolecamp 18h ago
Almost identical situation here. Bought early 2019, refinanced late 2020 at 2.7%. Except homes in my area are sitting on the market longer and seeing price cuts, but that’s because they are hilariously overpriced and people think they can still get 2022-2023 prices. Still, while I can afford to move into one of them on paper, it’s not enough of an improvement to justify another $2k per month. Instead, we’re considering building an addition.
1
u/East-Expert-1662 17h ago
Same. Bought in Jan 2019 for just over $300k, interest on my loan reassessed for like 3.1%. House is valued at $525k by the county, so taxes went up but my interest went down so much that I'm paying less for the house still than I was on the original mortgage. Can't move.
20
u/JustAnotherFNC 18h ago
I am extremely fucking lucky. Bought in 2015 and literally can't afford to sell and buy somewhere else, as ridiculous as that sounds.
2
u/Landsharkeisha 17h ago
I'm extremely lucky that I bought my house in July 2020. I did the "boomer advice" and I literally lived with 6 other people and I spent $500 a month on myself and managed to put about $15k away in 3 years. I was making double minimum wage, and I bought a house well below the median price at the time.
I still needed to include my roommate on the loan as a boarder plus seller concessions.
I make double what I made then and I could not afford my house today if I combined with my wife's income. My friend is a web dev and his wife is an engineer at Lockheed and they cannot find a house that they like within their budget of $4000 a month which right now is a below average listing price in this area.
2
u/GalacticFox- 16h ago
I bought mine in 2011 and I'm in the same position. Super cheap mortgage with a 2.75% rate (refinanced in 2022). If I move, my mortgage is doubling at least. My plan is to save up enough money and just pay for my next house in cash to avoid the high rates.
0
u/westguinneapeasantry 13h ago
Well you can, you just have to sell your house. At the new market rate haha

u/okiedokie321 12h ago
Being a homeowner has a fuck ton of cons though. You got lawn work, repair bills, higher utility bills, increasing insurance costs, sky high property taxes, I had a fence issue with the neighbor recently, dog bit my kid, teen pranks, HOAs with ever increasing annual fees (THE WORST). I had a neighbor accidentally burn their house down from a defective phone charger. When the kid is older, I'm going to a condo/apartment. Fuck this shit.

2
u/balzackgoo 17h ago
I bought my home in 2002, right before the sub prime mortgage crisis. My neighbor just sold her (identical) house for 3x what i paid for mine....
2
2
u/OSU_Tryhard 13h ago
My wife and I talk about this quite often. We bought ours right after things got shut down and were lucky enough to close. $180k @ 3.5% ... if we were to buy something similar today, we'd probably be looking at 300k+@ 6.5%.
Probably would be looking at an extra $1,000 a month tied up in our mortgage... it's crazy and we feel awful for anyone out there trying to buy a home right now.
2
u/xxburdmanxx 13h ago
You’re not kidding. My wife and I were fortunate to have some cash ready while the interest rates were still 2%. I could not imagine budgeting for our exact house in the current market.
2
u/un_popcorno 12h ago
I will die in this home and you can pry my 2.5% rate out of my cold, dead hands. I know what I have.

u/IAmASimulation 11h ago
I bought my 1400sq ft house with 1.25 acres in 2019 before COVID for 123k. Its estimated value is now over 300k, and I’ve done nothing to it, or very little.

1
u/Flat-Violinist8737 21h ago
I bought in 2013 for 500K. Now, comparable sell for 750K.
This is about the same (or even lower) than the increase in median wages. I live in a flyover state college town where housing demand is met with housing construction fairly well.
My interest rate isn't bad compared to now, but isn't anything like those that refinanced or bought in 2020.

Not true if you're NEVER planning to sell which is the majority of people with 25 year mortgages.
Even if I sell my house, all the other houses are expensive so there's no lottery that I won.

I am not tying to sell my house at all, but I'm always getting these fucking phones calls trying to get me sell it to them at market value.
When I tell them they can't afford what I would ask my home for they would ask me how much I would be asking it for, and I say 1 million dollars.
They said why would I ask a million dollars for a house worth 350K.
I would tell them I don't have an extra fucking house to immediately go to and all the hassle of finding and moving into a new home in a place I would want to live in is worth a million dollars to me.

I bought my house my $50k. It was in foreclosure and falling in on itself. It’s a 100 year old home so there was a lot to fix especially since it hadn’t been updated since the 70s. I gutted the whole thing and redid it all myself and what I couldn’t do or didn’t know how to do, I’d have contractors handle. Then once it was done I’d have a professional come out and inspect my work and fix as needed. Luckily I only needed someone to go back and redo about 2-3 things that I fucked up, but it was fun learning and the guys had no problem letting me work for them during that time and teach me.
My mortgage is $285 a month and I’m NEVER leaving this behind because I’d be an idiot to sell and that’s what I tell every single person that comes by and makes offers. The only people on my street that own are me and the neighbor. Every other house is owned by some scumlord that wants to own the road for some weird reason. I tell them my buy out is $500k just to get them to stfu. House is only worth about $200k according to tax papers each year.
The downside though is my home owners insurance keeps going up every time it renews. It started out at $200 a month and now it’s up to $480 after 12 years. . But still $765 a month to live here can’t be beat for a 4 bed - 2 bath, 3000sqft 1920s Tudor home. I’ll die in this house and then the kids can decide if they wanna sell it or keep it.

I do the same thing for the same reasons!
Sorry developer- but I'm gonna need at least 100k over market value in order to convince me to sell because:
Moving is a huge fucking ordeal
Interest rates are now double what my mortgage is at
Housing prices have skyrocketed
I need to be able to afford to get another place and at a higher interest rate, in my city which has a crazy cost of living (Seattle). I refuse to move to the suburbs.

The housing market is absolutely fucked and I feel horrible for first time home buyers. This guy sounds a bit extreme and dickish, but most selling their homes in this market and moving are also buying homes in this same market, now with extra high mortgage rates.
The crazy housing inflation isn’t actually helping most sellers, since they aren’t in a position to take advantage of it. It’s people who already own multiple homes and the corporations who have bought up all the real estate that are benefitting. Everyone else is just paying higher property taxes for the previous standard of living.
89
u/PeruvianHeadshrinker 1d ago
This is where taxing the living shit out of second (and third and fourth and fifth and sixtieth) homes fixes the problem. It's actually very easy.
But Petah....won't that destroy the "housing market?!?"
If by that you mean you correct the price so that regular people can live again than yes. We destroy something that should never have been a speculative asset market to begin with. I'm down.

u/ThesisTears 14h ago
My husband and I were hoping to pay off our condo and use the equity to buy a second home and rent out the first until we retire and want to move back. Unfortunately the laws in BC, Canada make that prohibitively expensive. A bit sad to have to part with our first home to accommodate growing our family but if it cuts back on landlord greed, I can cope with that. (Unfortunately housing prices are still astronomical so that sucks.)
-5
u/hippfive 19h ago
Very few people have multiple homes that they're leaving empty. Someone is renting those and living in them. Taxing the living shit out of them isn't going to fix things.
4
u/Low_Neighborhood2519 19h ago
Correct. Unless you're insanely wealthy (and even then) it makes zero sense to leave a house empty when you could be making money from it. The exception is basically just when you want to stay in that house for some length of time throughout the year, in which case short-term rental options like Airbnb are still on the table. So, yes, you ae correct. Very few people who own multiple homes are leaving any of them empty.
2
u/Fine-March7383 15h ago
Corporations and investors wouldn't interested in housing to begin with if there wasn't a shortage that makes it so lucrative

Even if you didn’t buy in 2020/2021 you were crazy not to refinance. So you didn’t necessarily need to buy then to now be locked in an extremely low rate that we’re likely to never see again.
2
u/Yakub2Brains 1d ago
Ah yeah fair enough. I was buying for the first time waiting until the last minute to lock in cause the rates just kept dropping. Think I'm at 2.6%. Literally couldn't afford it at today's price and 2020 rates or today's rates and 2020 price. Feel like I robbed a bank

I've always noticed i get women's attention when I am trying the least. When I was single I would try so hard to just get a date. Then after a while I stopped trying and just started being....me. I think if most people just relax and be themselves, things will happen naturally

u/Ok-Mood6070 1d ago
I don't think he's looking to actually buy the house. I think he's looking to point out that this useless boomer is a selfish prick trying to double his money in a house he hasn't invested in. Also points out how people like him are helping to keep prices high by buying up supply and just sitting on it for no other reason than "line goes up". If we just set disgustingly high property tax for second+ homes and a huge capital gains tax on flips, maybe we wouldn't see so many boomers with 10 rental properties and expensive flips that are hiding huge issues.

The seller may or may not be overpricing the home, we really don’t know or have the information to make that call. But this video completely ignores the realities of how the real estate market works. This is the equivalent of someone buying stock in 2018, the stock appreciating rapidly, then someone else getting angry they won’t sell them the stock at 2018 prices. Real estate is an asset just like stocks are, but you would never see someone making a video like this about stocks or other financial investment.

I mean he’s not wrong about wear and tear though. The roof probably needs replacing, the ac/furnace is almost a decade older. But yeah he’s obviously just fucking with the guy. Response: It's easy to justify. We are both looking to make money on this house. You are hoping to make a couple hundred thousand, just for being the middleman for a day. I have been the middleman for years by paying the taxes and keeping it livable, while you haven't helped at all.

I love this! Hopefully I remember it after asking for $1M+ four our home.
One time I said $1M, and then they asked for another price. I offered $2M, when asked why the price doubled: "There's demand for the house, I don't know what else to tell you."

You ever watch Pawnstars? Someone comes in with an heirloom or whatever, the guy calls an expert who appraises it for $10k or something. Then the pawn guy goes "I have to make a profit, so I can give you 4 grand for it" It's kind of like that, but in reverse. I could sell at market value, but then I'd just have to sink it into another home. I'd need to make at least a 40% profit, if not 60.

Tell them, "if you want my current house then you're paying for the higher mortgage interest on my next one and for the hassle and costs of me having to move and close on two RE transactions. After that, I'm gonna need the cherry on top to make it profitable for me."
When they get mad I would just be like, where did you get the idea that I'm giving up my time and money to help you flip houses?

Completely different scenario. He’s trying to sell and you are not.

u/okyesnosometimes 1d ago
Even though this is a skit, there are low motivated sellers who list a high price that won't move quickly or at all. They don't care to sell, but don't want to pass an opportunity to get more than their house's expected fair market value.

I know this is rage bait, but at the moment this douche canoe started with his “whoa whoa, we’re just having a man to man conversation “ I’d tell him politely to either put in an offer or kindly fuck off.

All I see here is some asshole harassing an old man who may or may not be asking too much for his home. If you're not able to agree on a price, then there is no sale. There is no reason to harass someone over their price unless you are a bad person. You're not "teaching" them anything. You're not "helping" them. You're just an asshole.

Yes but that asshole is wearing a cool black shirt unbuttoned like he’s about to roofie your drink

Yeah 100%. This guy is a douchebag. Imagine cold calling someone trying to buy their house then lecturing them on said house because you don’t like the price. This is classic predatory/abusive behavior and the guy is try to “neg” the seller into what he wants.

Yup. The intention here is inappropriate which is to get the homeowner to act this way.
On the other hand, all the homeowner has to say is “the house was worth $180k when I bought it, and it’s now worth $499k due to inflation or the real estate market around it changing.”
Property value tends to go up, and it can definitely go up that high in as short a time as 8 years.

The house sitting for 80 days sorta shows it's not worth $499k...

Black shirt guy came in hot and heavy and acted like he was entitled to the house at half the price. Seller simply matched his energy.

As if he could sell the house again for $180k and buy and equivalent house somewhere else. Houses all doubled in price. You also can’t buy gold bars at the 2015 price either, they also cost more than double. Dollar isn’t what it was 10 years ago.

Yeah, all the boomers and developers who scooped up all the land for cheap... we should respect their feelings and honor the completely unreasonable mark ups. You're so right. 🤡
⬇️ button is right there for all the boomers and developer advocates.

In fairness there are endless people spam calling home owners that try to low ball for cash offers and use all the outdated stuff as reasons to try and get you to sell below market so they can flip it. This guy isnt trying to buy a starter home he is just as bad putting cheap ass remodeling builder grade crap to price even higher.
If the guy has it listed forever and cant sell it with no reductions he isnt serious about selling it.

u/Otterfan 1d ago
Yeah, advice to first-time home buyers: unless the work done to a house is something like a new roof or added insulation or a new HVAC, don't consider it an improvement. It doesn't add value.
Flippers add cosmetic shit that will go out of style in five years anyway.

This doesn't seem like a cold call though. Fred references having a relator, so he's presumably interested in selling the house.

I keep getting texts asking about my house with our exact address. I hate it. First of all, where the fuck did you get my phone number? Second of all, where the fuck did you get my address? Third of all, go fuck yourself. House isn't for sale and we're not moving.

u/chudney31 1d ago
This is dumb. What’s the market there? The asking price may just be what the value of homes are in the area. This guy wants to lowball so HE can sell it at a higher price. This guy is no hero.

Happens to my coworker all the time. Last time they called he asked for $300,000 for the plot of land. They acted like he was crazy. I said use the John wick line! "Everything has a price phone go click"
My house was purchased for $115k and appraised at 117k when I got it. I have done nothing to it. The house now appraises for $275k due to inflation. Its dumb, it's all market bullshit. But id indeed need to sell it for $275 if I wanted to buy anything else. Because a house that WAS 275 is now 500-600.
I feel terrible for first time home buyers. They are pricing people out of homeownership.

I work with a guy whose father, in his late 70s, has a piece of ranch land in an extremely desirable area. It will be passed on to his kids who also don't plan on selling. He has been dealing with developers offering higher and higher prices. They eventually got flustered and asked him "do you realize how much money this is?" He looked at them seriously and said "suppose I accept your offer. What am I going to do, go buy a ranch?" He hasn't recieved any more offers, but his kids have and they all tell the solicitors to fuck off, it isnt their land.

“Sorry developer, I gotta increase the price as market demand increases. You’ve personally increased the market demand 300%. This is a hot lot!”

u/Tha_Stig 1d ago
I understand why your price keeps going up, you're getting a lot of enquiries. Seems like a popular piece of property.

Tell him he could have had it for $450k and missed out. Tell him to learn his lesson and not to miss out on the current price.

How are YOU unreasonable? You didn't put the lot up for sale. He cold called you to buy it. It's not like you set a price as a starting negotiation point.

On the flip side, I looked into buying a commercial lot near me for a business venture. The guy bought it EIGHT MONTHS AGO and is selling it for $80k more than he bought it for.
