News/Articles Beware posts or comments mentioning Royal York Property Management (RYPM)

Last week multiple posts praising Royal York Property Management (RYPM) were posted to r/Ontariolandlord within a very short time. These posts were removed under the suspicion of violating the subreddits rule against advertising and mention of RYPM was temporarily blocked. One of the posters contacted me and claimed that RYPM had requested that they post an honest review of their company to the subreddit.

A short time later I was also contacted by u/RoyalYorkPM_, who claimed to be reaching out on behalf of RYPM. They confirmed that the removed posts had been made at their request and claimed that the posters were all satisfied customers of RYPM. They claimed that they do not pay for reviews, provide scripts for reviews or make fake accounts to create reviews. Once they were made aware how such behaviour violated the subreddit’s rules against advertising and engagement farming, they stated their intention to act transparently and within the rules of the subreddit and they requested that the block of their company’s name be removed as they wanted their customers to be able to post organically about their experiences with their company, whether or not those posts were positive or negative in nature. Given that the block was always meant as a temporary measure to address the sudden influx of rule breaking behavior it was removed.

Unfortunately since this conversation occurred a number of obvious attempts to inorganically generate conversation about Royal York Property Management have been posted to the subreddit. A handful of account have made multiple similarly worded/scripted posts and comments to a number of landlord related subreddits, including r/Ontariolandlord. Unlike last week, none of the posters reached out after having their post removed to offer an explanation of their actions. Unfortunately u/RoyalYorkPM_ is not able to address the situation directly as their account seems to have been banned by Reddit, but I presume they would deny any involvement given our previous discussion.

As such, I am stickying this post so that users of this subreddit can be alerted to the ongoing campaign by an unidentified party to manipulate the conversation around Royal York Property Management occurring not only on r/Ontariolandlord but other subreddits as well. It is my understanding that this is likely an SEO strategy to manipulate search engine results or guide LLM responses. If you see a suspicious post please report it for moderation. Please note this is in no way encouragement to brigade any of the other subreddits that are being targeted by this campaign.

Policy/Regulation/Legislation Health Canada's Pesticide Compliance Program -- When to come to us with your pesticide-related concerns

Hello, r/OntarioLandlord!

We are Inspectors with the Ontario Region of Health Canada’s Pesticide Compliance Program – we promote, monitor, and enforce compliance with Canada’s Pest Control Products Act (PCPA) and its Regulations.

We came across this subreddit and briefly reviewed the types of questions that get asked related to pesticides and their use, along with the variety of advice that is suggested. To this end, we think that folks in this community need to know who to turn to if they have questions about a pesticide that, for instance, may be applied in their apartment, or if they suspect their landlord or property management company is not using a pesticide correctly.

Pesticides are regulated at federal, provincial/territorial, and municipal levels. Federally, the rules and regulations begin with the PCPA, whose primary objective is to prevent unacceptable risks to human health and the environment from the use of pesticides. Provinces, territories, and municipalities may also have their own legislation that places further limitations on regulated activities (sale, use, storage, transport, etc.). All these regulatory stakeholders are involved with pesticide-related issues at some point, so, knowing who to contact may be confusing. We are here to hopefully shed some light on when you should come to us, the feds.

What is a pesticide anyway? The PCPA defines the technical, legal term (pest control product-,pest%20control%20product,-means)) but generally speaking, pesticides are any product intended to control, destroy, attract, or repel a pest-,pest%E2%80%82means,-an%20animal%2C%20a). Rat poison, weed killers, cockroach gels, ant baits, surface sanitizers, pool and spa sanitizers, some UV-devices, wood preservatives… the list is long. What you should know though, is that:

  • All pesticides must be registered or authorized with Health Canada prior to their import, manufacture, possession, handling, distribution (this means advertisement and sale), storage, transportation, or use. All pesticides registered in Canada will have a Health Canada-approved label, with a registration number (e.g., Reg. No. 00000 P.C.P. Act). If you’re not sure whether a pesticide is okay to use in Canada, check out Health Canada’s Label Search tool, which can be accessed via any browser.
  • All Canadian pesticides have a label (in English and French) with directions for use, precautions to take, PPE to wear, etc. That label is a legal document: Adherence to a pesticide’s label is mandatory.

What does this mean for you?

If a pesticide was used in your apartment, house, backyard etc. and it is not registered or authorized with Health Canada, this is illegal under section 6(1)%C2%A0No%20person,-shall%20manufacture%2C%20possess) of the PCPA. This is Health Canada’s turf.

If a pesticide was used in your apartment etc. and it is registered or authorized with Health Canada, but it was not used according to its approved label, this is also illegal under section 6(5)(b) of the PCPA. This is also Health Canada’s turf but it could be responded to by other regulatory bodies.

So, what should you do if you think your landlord is up to something that does not align with Canadian pesticide regulations? Easiest thing is to contact us! That last link outlines many ways to do this, but you could also choose to contact us through the use of an online complaint submission form. If you send us a complaint via an e-mail please let us know if you would like to remain anonymous. After submission, you can expect to receive an acknowledgement of receipt from our program, and an Inspector will then review and prioritize the complaint based on the information available. You may be contacted by an Inspector if additional information is required. The prioritization process helps determine the most effective means to support the protection of human health and the environment. Please be aware that it is our policy to refrain from providing feedback on the status, or the outcome, of a complaint.

We take non-compliance with the PCPA seriously, and we can and have fined individuals and companies for contraventions (up to $10,000 per contravention) of the PCPA (e.g., for failure to use a pesticide properly; for distributing unregistered pesticides; for lying to Inspectors; etc.).

Word of warning: neighbour v. neighbour complaints, landlord/tenant disputes etc. are not within our wheelhouse. We can only act on complaints received that involve a pesticide and the alleged non-compliance can be substantiated (think photos: they help a lot; so does information about the pesticide in-question, or how it was used). So, please: if you’re looking for ways to “take down” your landlord, tenant etc. but there is nothing related to a pesticide or its use, we can respect your concerns but are acknowledging here that we cannot do anything in these situations, and would defer to the Ontario Landlord and Tenant Board.

By making this post, it is our hope that this community is better equipped with accurate information about what to do if they have questions or concerns relating to pesticides.

Health Canada's Pesticide Compliance Program (PCP) is responsible for the enforcement of the Pest Control Products Act (PCPA). For more information on this program, visit: https://canada.ca/pesticide-compliance or contact [pcp-pcp@hc-sc.gc.ca](mailto:pcp-pcp@hc-sc.gc.ca).

Question/Tenant Advice needed again

I fear I'm posting here too much ... You guys got a couch I can crash on in this sub ? 😅

Fast forward last month I was having several bank issues. Money has gone missing, a company says they didn't get paid, the bank says they did, they pulled money again. Paid my rent and it was delayed processing and now rental management wants to introduce a new way of paying rent through a different company. Stating that they are transitioning and our rent Will be processed through this new secure payment company.

Is it mandatory to switch to this new company to process rent payment?

Question/Tenant House is not registered as a legal 2-unit (4 year tenancy)

Hi there, just looking for advice on next steps from responsible landlords.

For 4 years I've rented the ground floor of a house thats separated in multiple apartments, up and downstairs. So many people have moved in and out and there has been constant noise and many sleepless nights because of it. When I first moved in, I was alarmed at the everyday noise of the people above me (being able to hear them speaking in normal tones, simple walking across the floors sounding like a stampede etc...you know the drill). I texted the landlord to ask about what could be done and he simply said it's an old house and renovations would take weeks. He said he'd talk to the people upstairs about being quiet.

Fast forward 3.5 years and the landlord rolled the dice on a temporary lease with someone who turned out to a professional tenant. The landlord has since initiated eviction but since the court date, nothing has been decided. In the meantime, the squatter upstairs has not paid a dollar in rent, shared bills, and is a serious drug addict and doesn't work. We have lost entire days worth of sleep over this guy directly above us all night ranting, pacing, yelling, slamming doors throwing stuff etc.

We made many calls to bylaw to try to get some support to get him to shut up. Every time we contact landlord he basically just says, sorry, hopefully hell be out soon, call the police if it gets too bad.

Last night after yet another call with a bylaw officer, he asked us a few questions about other tenants living there and then said, I don't see any sign that this is a legal 2-unit.

So I did some reading after that phone call and discovered that there are sound proofing and FIREPROOFING requirements to make it legal that our landlord has definitely never done.

I looked up the public list of legal 2-units in our city and confirmed this property is not on the list.

What should we do now? For full transparency, the LL of his own volition offered half off our rent until we get the squatter out, but since having found out that this place was never properly sound or fireproofed makes us really upset over the 4 years of our lives we've suffered through so many sleepless nights over crazy loud noises from even the slightest movements upstairs.

What should we do, from your perspective?

The officer we spoke to last night said they would be sending out a fire inspector within the next day or so, so maybe we don't have to do anything?

But from a justice perspective, this is not the first sketchy, not legal thing our LL has done and I don't want future tenants to suffer because he either doesnt know or doesnt want to follow the laws.

Thanks for reading and thanks for any advice you can share.

Question/Tenant Landlord took photos not related to entry notice

Just trying to understand the situation here. Our landlord is trying to force us out, and one of the ways they are trying to do that is by blaming every piece of damage on us, or find little ways to get us removed.

We requested some maintenance done on the floors due to mould, and the contractor came in and took photos as needed. While the contractor was in our spare room with my wife, the landlord slipped into the master bedroom and "inspected" our windows, hoping to find something wrong with them. I guess he took photos because the window wasn't sealed properly or something? When I caught him and asked what he was doing, he seemed rather.. caught off guard?

My questions are, did they have any legal right to go looking for problems and taking photos that are unrelated to the maintenance request at hand? And would any photos he took be admissible in an attempt to accuse of us wrongdoing.

Question/Tenant Fridge Replacement Taking a Long Time

I notified my landlord that my fridge had broken on the 23rd of October. Currently the only option she is presenting is to have Home Depot deliver a new one on the 7th.

I saved some stuff in my neighbours fridge but I can't keep relying on that. I've asked her if she could supply a mini fridge in the meantime so I can at least keep some things in my apartment like eggs and milk.

If she declines, would it be reasonable to buy the mini fridge myself (150$ + tax) and ask for compensation?

Question/Tenant rent reduction advice

Hi there,

We have had our dishwasher not working since June. I’ve followed up multiple times, it was supposed to be fixed/new one installed in August “allegedly” but still nothing. Followed up last month. Is it fair to ask for a rent reduction? It is included in our rent. I don’t want to be an annoying tenant, but it’s been 5 months without a working dishwasher. How much would you request reduction and how do you go about asking the landlord for this without coming off rude?

Policy/Regulation/Legislation Landlord made a new lease and put my electronic signature on it

Like the title says… I have a hearing date for Thursday regarding a two month free I was promised and mentioned in my lease by my apartment complex but was then denied saying “ we don’t have that information” so now I see the paralegal have added a new lease with the section for the two month free removed…nuts I know. But I have the original lease saved. What can I tell the judge on the day of the hearing? This seems soo wrong how do I tell the judge they fabricated a new lease?

Question/Tenant Experience on LTB hearing for key deposits?

I have an upcoming LTB hearing in a few days. My case is that the LL is refusing to return a part of my key deposit ($250/500) because “I didn’t even sweep the floors.”

Aside from the fact that I did sweep the floors (and that the LL didn’t say a word about the condition of the unit during the final walkthrough), I’m pretty sure it’s simply illegal to hold key deposits after returning the keys, regardless what it says on the lease. The LL is saying that the Schedule A says “the key deposits will only be returned if the unit is clean, and this clause will override any other clauses that contradict it,” and is pushing this as their evidence to ignore the RTA. This, based on my knowledge, is unenforceable, and is considered void even if both parties signed it.

I have screenshots of all the text messages and emails where the LL repeatedly claim that they will keep the money for cleaning and security reasons. They also said that they’ll raise an issue during my T1 hearing regarding the state of the unit, but (1) the unit WAS left in a reasonably swept and organized condition, and (2) this is a thing the LL should file themselves, not to bring into a separate case.

Is there anyone who have been in a similar situation as me? I’m wondering how long the hearing would take and what to expect; do I give a “speech” on the matter, etc.

I would greatly appreciate any advice!

Question/Tenant I moved in and never signed a lease and am now being asked to sign it?

Hello,

I recently moved into an apartment 4 months ago, I was sent a lease, and to be honest the price was pretty good and I thought I was being scammed, so I never signed it. But I ended up moving in, paid first and last when i got the keys right away, and have been paying rent since. I think it was a big oversight on their part not to have me sign and agree to a lease.

Now they have come back saying they want me to sign the lease. Do I still have to? I don't see the advantage of agreeing to a lease at this point, I've already moved in. It seems like an oversight on their part, rather than mine honestly. Sure I should have signed it but I never did. Why agree to it now? I've been here 4 months.

Question/Tenant Landlord filed A4 for dates that I have already moved out

Last year my city announced a rent reduction for renters due to property tax adjustments that would take effect January 2026. I moved out on December 31, 2025. My old landlord just filed an A4 with the LTB to vary the rent reduction amount and included my name on it. But obviously I haven't even been paying this reduced rent amount since I left. Is there any issue with my name being on the A4? Do I need to push to have them remove my name, or will it ultimately not matter since I didn't even pay rent during this time and have proof of not living there?

Question/Tenant Was never given an N13

My slumlord gave his "contractor" a key to the house without my permission so that the contractor could come and go as they please to do drywall work, sanding, framing and painting. I recently found out that I was supposed to be given a an N13 form but knew nothing about this. Is this something to include in my T2 or my T6? Sorry I can't afford a lawyer and want to do everything right. Thank you.

Question/Tenant Mold in apartment, floor is warped and pumping visible mold spores? Roommate had to leave because of severe allergies to mold.

Hey guys,

My apartment currently has some visible mold, although I'm suspecting that most of it is hidden under the floorboard and that it's spreading pretty much through entirety of the living room and my roommates room. The floors visibly are warped and some areas are pumping out what seems to be a powdery substance... which im suspecting to be spores. My roommate had to leave because she had severe reactions to the mold like going into anaphylaxis and extreme swelling to her face, and hasn't been able to pay rent since their now with family and without a job. So now I'm forced to pay rent for both myself and my roommate, to legally comply with rental laws. I'm pretty much forced to wear a mask in the apartment or else I feel very sick.

My landlord/ property management company has been extremely dismissive and has told me that it's common for "basement"(this is a ground unit apartment) units to have mold, that the warped floors were "furniture damage", and that the mold was dirt.

Currently, I have a T6 and a active 311 city order against them. Is there anything else I can do, or am I just doomed to waiting and hoping my health doesn't get any worst, which if it does it would be bad since I'm already experiencing some neurological symptoms like not being able to balance well, insomnia, bad migraines and my memory worsening.

I'm a student with a part time job, I don't have the money to move right now since I'm stuck in the lease, which if I did find another place would mean paying for 2 leases at once + paying/covering for my roommate... Atleast until they get a job again of if I somehow manage to break the lease early with out the intervention of the LTB(which considering how my landlord is reacting is unlikely)

I'm hoping to see if I can get some advice or some thoughts on my situation. My goal right now would be to get out of there ASAP.

edit: I would like to clarify that the puffs only happen if I walk over the affected planks

Question/Landlord Mold in Toilet

Hi there,

Just wondering what responsibilities my landlord would have regarding mold in the bathroom.

We started noticing mold in the toilet bowl and couldn't figure out if it was because we were closing the toilet bowl. Well the toilet wouldnt flush so we open to see, and we discover this. My hair has been falling out like crazy (WAY more than normal) and I thought I was truly losing it.

There's no way this is normal or healthy right??

Question/Landlord Landlord Advice

I’m writing for a property that my dad owns in Barrie Ontario.

We have tenants living in the house and they are set to leave on the end of this month, they are students and friends living together which was the first mistake from my dad’s part to rent it to them. They weren’t cleaning up the property properly and they got a few by law enforcement officers come by and give them tickets about the lawn care and garbage on the side of the house and car that looked to be not in driving condition. And they are also behind on. Their water bill and utilities and such. Some of these bills were carried to the property tax they still haven’t paid.

They just keep saying we will pay and such but not really doing for a few months now and also every month late on rent.

I wanted to get advice from someone on what the next step for this is and what can be done. I have thought about contacting a paralegal/lawyer to send them notice in writing and complain about them to the LTB and get our money back that we are owed which is around 1.5-2k and they are leaving in the end of this month October.

Thank you for any advice or suggestions

Question/Landlord Bed bugs in rental after a 1 year vacancy/rebovation

I have a rental (condo, townhouse) that was vacant for a year and completely renovated during that time. There is no carpet in the unit. The tenants now advised that they have bed bugs. I am wondering whose responsibility it is to deal with the bed bugs that couldn't have been in the unit when they moved in. If anyone can make reference to the source of their answer I would appreciate it.

Question/Tenant I can’t afford November’s rent and need advice about moving out early

I’m in Ontario and currently renting an apartment through a property management company. My tenancy is month-to-month, and I’m in a really difficult financial situation right now.

I recently had an urgent medical situation that affected my finances, and I can no longer afford to live in my apartment. I’ve arranged to move back in with my parents because I can’t keep up with the cost of living on my own.

October’s rent is paid, and my landlord still has my last month’s rent deposit. However, I cannot afford November’s rent at all.

I contacted my property management company to explain my situation and asked if I could end my tenancy early. They told me I need to provide 60 days’ notice and pay an early termination fee equal to one month’s rent. They said if I gave notice on November 1, my tenancy would end December 31, and they would apply my last month’s rent deposit to December.

They later offered to reduce the early termination fee by 50%, but I still cannot afford it. I’ve looked through my Ontario standard lease agreement, and I can’t find the early termination fee mentioned in the main agreement. The lease does mention an additional-terms attachment, so I’m not sure if that changes anything.

I’m planning to move out because I genuinely cannot afford to stay, but I’m worried about what could happen if I leave and can’t pay November’s rent or the termination fee.

My questions are:
•Can my landlord legally charge an early termination fee if it isn’t listed in the main lease?

•If I move out and cannot pay November’s rent, what can the property management company realistically do?

•Could they take me to the Landlord and Tenant Board or pursue me for the money afterward?

•What happens to my last month’s rent deposit if I leave before December?

•Is there anything I should do before moving out to protect myself?

I’m not trying to avoid paying money that I legally owe. I genuinely cannot afford these payments, and I’m trying to figure out my options before making things worse.

Any advice from tenants who have dealt with something similar would be greatly appreciated.

Question/Tenant Bedroom has no heating or AC airflow, and landlord isn't responding

Hi everyone, looking for advice on my situation as a tenant in Ontario (Mississauga to be exact).

I moved into my apartment in April, and when I turned on the AC in June, I realized the vent in my bedroom wasn't producing any airflow. Some vents in the living room also don't work, but my roommate's bedroom vent works fine.

My room was unbearably hot all summer, and the fan my landlord provided didn't help much. A technician came to inspect the issue but said it couldn't be resolved. My landlord is aware of the problem.

Now that it's getting colder, my room stays cold, especially at night, because there's still no airflow from the vent. I messaged my landlord asking if they could provide a heater, but they haven't responded. I followed up today.

I'm still paying full rent, with utilities on top, despite dealing with this issue for months.

What are my options? Can I request a rent reduction or compensation, and what should I do if they continue not responding?

I'd appreciate any advice, especially from anyone familiar with Ontario tenant rights. Thanks!

Question/Landlord Burlington Condo Owners – Any Recommendations for Reliable Property Managers?

Hi everyone,

I'm a condo owner in Burlington, Ontario, looking for recommendations for a reliable property management company or independent property manager.

The unit is a newly constructed condo, and I'm looking for full-service rental management since I'm currently based outside Canada.

I've been exploring different property management options, but I'm interested in hearing from landlords who have actual experience with these companies.

A few things I'm particularly interested in:

  1. Management fees: What's a reasonable monthly management fee in Burlington? Are there additional leasing, renewal, or maintenance coordination charges?
  2. Tenant screening: How thorough is their process for verifying employment, income, credit, and rental history?
  3. Communication: How responsive are they when issues arise?
  4. Maintenance: Do they charge markups on contractor invoices or additional coordination fees?
  5. Overall experience: Would you recommend your current property manager? Why or why not?

I'm open to both established companies and experienced independent property managers, provided they're reliable and transparent about their fees.

I'd particularly appreciate honest feedback from other landlords, including any companies or managers you'd avoid.

Thanks in advance!

Question/Tenant Landlord wants me to pay a month of rent then refund through personal account

We are in the process of moving out and our landlord is asking if we can pay last month's rent, then he will refund our last month deposit through his personal account. According to him this is because he needs to show cash flow for a loan he is applying for, but I don't think that's legal? It sounds like a weird form of fraud but I do not know the legality of something like that. I'm mainly concerned if we decide to go through with it we could be in legal troubles, is that something we should just tell him no or report it somewhere?

Question/Landlord Is filing the L2 always recommended after N12?

Hi,
Just served my tenants an N12 because I plan to occupy the unit. Is it wise to file an L2 or wait till things potentially get bad like they stop paying rent prior to the termination date? I guess I just want to know what’s usually in my best interest as a landlord? My tenants aren’t the best but they aren’t the worst. One of them in particular is a bit of a hot head.

Question/Tenant Roommate wants me gone but is not cooperating with landlord to release me from lease. Is there anything that can be done?

So my roommate has wanted me gone, we found someone to take over my room. However my landlord just let me know that her and her guarantor have not been sending the necessary documents to release me from the lease.

This is getting very annoying because my roommate has started packing my belongings, I told her that it’s not been confirmed I’m moving yet and she sent a 👍. Today she is leaving for a week and said to me “be careful about my things when moving out” so I replied “it’s not been confirmed I’m moving out yet” and she replied “yes it is (other girls name) application has been approved”.

So she is convinced I’m moving out, and wants me gone so idk what is stopping her from cooperating with my landlord. Is there anything me and my landlord can do to get me off this lease?

Question/Landlord tenant frequently getting new roommate

I understand that as a LL, i technically have no rights in intervening my tenants in bringing in guests/roommates, but it has comes to the condo mgmt attention that my tenant is doing that for short term rental which is against the condo law as he is registering each and every single individual into the system. and ofc i have no idea until the mgmt write me in email.

Issue now is that I have no evidence in saying if the tenant is truly using the roommate excuse to mask a short-term rental for profit other than the security camera footage from mgmt.

The tenant also argued that he live there himself, and those roommates are just his fds and fam and he has taken no profit, which i know is a lie because i have actually ran into his first roommate, and that person told me that he did pay half of the rent. But what i didn't realize is that he keep bringing in new roommate after the first guy left.

im not sure should i concern if the tenant pays his rent on time? like is my insurance still cover if touchwood anything happens? or is there anything i could actually do about it...
