i’m about to start a new life on alkmaar, and i’m making it happen one step at a time, with my family member living in here, i would also like to meet new people in here. i wonder how gay men/dating culture in here compared to asia.
as someone who’s seeking for a long-term commitment and not a fan of hookup apps, i might give dating apps a try. what should i expect? thank you for answering.
I am Shane. I screw landlords. I operate a subreddit called r/rentbusters that points out instances where rental properties are grossly overpriced and then help tenants move into them with the intention of getting the rent lowered. I also help tenants who are already in such homes get their rent lowered retroactively.
The Dutch housing market is in crisis: low supply plus high demand equals high prices which property owners/investors are taking full advantage of to gouge workers, tenants and anyone not fortunate enough to qualify for low-income housing.
While many expats here come from countries where tenants are used to bending over and paying whatever their landlord demands for a 12sqm room, here we have the affordable rent act 2024 / Wet betaalbare huur 2024 and the Huurcommissie that is suppose to stamp out overpricing by landlords.
This is because unlike the UK or USA or Ireland, the Netherlands has very strict rules when it comes how much a landlord can ask for a room or small apartment. What determines the maximum rent price is a points-based systems called the WWS (Woningwaarderingsstelsel).
Points are given for:
Size - 1 pts for every square-meter of interior space
Energy efficiency determined by the energy label. A bad label, like G gets -15pts while an A can be over 40pts
Kitchen and bathroom facilities
And so on.
Every point is worth about 6 euros on the rent price so a property with 100 points has a max rent price of 600 euro, regardless of whether you rent it from a private landlord or a housing corporation.
For an apartment/studio/house, a score of below 186pts means this home has a regulated rent price. By law, every landlord is suppose to provide a points report on every contract and set the rent price at or below this amount.
In reality most landlords ignore this system and hope that the tenant is unaware of the law or too scared to take action against it. Many landlords charge in excess of 200% of the maximum rent price.
Until today I thought, Alkmaar is nowhere near the craziness of rent prices that its southerly neighbour Amsterdam is experiencing. Then I saw this ad on Pararius today ( Link )
offered by LW23 realestate, an agency I caught overcharging tenants a few years ago, this 40 (or 50) sqm label A+ home has an princely rent price of 1600 euro per month exclusive service costs. Not really much in terms of bang for buck and at a rent price that just a few years ago would have been considered excessive even by Amsterdam standards (sadly not anymore).
Any rational person wouldnt touch this place and looks like an example of profiteering but this is a hidden gem.
Plugging the numbers into the Huurcommissie calculator reveals they have a maximum rent price of about 1000 euro (150-160pts) meaning this particular landlord is aiming to overcharge the tenant who will live there. My advice - BE THAT TENANT!
If one were particularly crafty and sneaky, one could ask for a viewing and sign a contract for them, then ask the Huurcommissie to reduce the rent and BOOM, you now live beside the train station for a price close to what a medium-income woningcorporatie tenant would pay or at the very least something a bit more affordable than 1600 euro per month.
Of course, this approach to housing hunting is not without risk or drawbacks.
Yes the landlord probably wont like. It doesnt work with all types of homes. Any large (>186pts) home is not going to be subject to these rules. Some tenants can be intimidated by their landlord for doing this, both physically and legally.
For those of you who are frustrated at being priced out of a home or are sick of paying 2000 euro for a home while your landlord gets a big fat tax deduction or withholds energy subsidy money while cutting off the hot water to an entire building of tenants as revenge for some of them going to the Huurcommissie: this is one way to get back at your landlord or at the very least take some financial pressure off.

Making friends was so easy when we were kids. But as adults? Not so much.
So I built VriendTime!
I aim to bring 5–6 people together in Alkmaar to meet regularly for six weeks. Same people, fun activities, and hopefully some real friendships!
I'd love to make it completely free, but activities, hosting, the website, emails and other running costs add up. So I'm trying to keep it as affordable as possible.
It's €39 for all six weeks, including two activities.
And if it is difficult for you to afford, please reach out. I'll do my best to find a solution. What matters most to me is that everyone has the opportunity to build a social circle and make real friends. ❤️
I'm looking for the first participants, and any suggestions or feedback are welcome!
Would you try something like this? https://vriendtime.com
PS: Feel free to comment below or send me a Reddit DM if you're interested or have any questions/suggestions!
I currently relocated near Alkmaar and I am searching for an accomodation here. I am a man in my 20ties so if anybody has some leads I would be grateful.
We're trying to set something up in Alkmaar and thought it'd be nice to get in touch with some creative people from around here... art, creative makeup, fashion, or really anything else creative/expressive!
The idea is pretty simple, we're arranging a space where people can show what they make or do, meet others, and maybe sell some of their stuff if they want to. We're not looking to hire anyone or anything, just thought it'd be cool to bring some local creatives together and give them a chance to do their own thing.
Any people around here who might be interested?
edit: appreciate the responses, I will check in on here again by the end of tomorrow and DM those interested with some more details :)
Hey everyone,
I’m thinking about taking a weekend trip to Alkmaar. I know it’s not far from Amsterdam, which is a much bigger city, but I’ve been there before and want to get to know the Netherlands a bit better. Can you recommend things to do in Alkmaar or must-see places? Or would you say that 3 days is too much for this city?
I’m also interested in football and would like to attend an AZ Alkmaar game, depending on whether they have a home game when I’m there.
Hello fellow wine lovers. Just testing the waters to see if there are any good wine tasting groups/clubs active in the area? If not, I wanna see if there's perhaps interest in forming one. I'm thinking of doing a once a month get-together showcasing some good wines and good vibes. Will obviously need a venue, etc but will deal with those things down the road..
We are relocating from southern Sweden to the Netherlands and are very seriously considering Alkmaar as a place to live. Things I like about the city are the small city size, seems to be fairly green with green initiatives from the gemente, aesthetically charming and attractive downtown, close to the beach and close to a couple wooded preserves, has a decent hospital and a small applied sciences university, seems like there is a decent social/fun scene, seems like a child-friendly city.
What do you like and dislike about living in Alkmaar?
EDIT:For parents, do you feel like it is a city that is family and kid friendly, but also sort of fun for adults (like going out for cafe sitting, breweries/bars, some festivals and city celebrations, maybe occassionally a concert or play in the park, etc.)? We are parents that still like to have fun doing adult things and just drag our kids along to the fun. :-)
Things that are important to us in a neighborhood and city:
- pleasant and respectful neighbors
- easy bike and transit options to downtown since we like to still get out and about even with having 3 little kids
- trees and greenery
(sorry, please no suggestions for suburbs -- I can't live in a suburb and I want to be in Alkmaar so that my kids can easily get to the newcomers school for when they learn Dutch) EDIT: I mean "suburb" as in one of the neighboring towns like Bergen, Heerhugowaard, Heiloo (I'm sure those places are lovely, but I want to live in Alkmaar proper). I don't want to necessarily live in the city center. I'm thinking more like Huiswaard, Oudorp, etc.
We have 3 children who are active and play outside a lot. We won't have a car and will rely on cycling and public transit for the time being. We currently live in a neighborhood that is car-free, an easy bike ride to the city center, and is just a pleasant place with kind neighbors that care about each other.
