Looking for a childhood friend

I don't post on Reddit often, but recently I've recalled a while ago my best friend from around 2015-2016 or so. Her name was Roxanne, but all I remember is what she looked like at the time and a guess at what area she lived in. She was francophone if I recall, but we primarily spoke English with each other.

She was slightly older than me, white with dark brown curly hair and brown eyes, and a hooked nose from what I remember (ethnicity-wise, I don't remember). I don't think little me ever knew her last name, and I had forgotten her house's landline phone number after all these years of course.

We met at a Loisirs 3000 day camp in Des Sources, and we quickly became friends after having similar interests, like Pokemon, Animal Jam, and Transformice among other things. At the day camp, I remember drawing with her a lot, trading cards, and we would take the geocaching activity together.

This was pre-social media for her and I, so we would talk over the landline phone and often played games together online, hung out when it was the summer, and had playdates (at both of our houses, and when it was at her place, some times she invited her other friend, Diya).

At the time I was severely bullied at my elementary school, so I remember only inviting her for my birthday one year, I had the owl mug she gave me until it broke recently.

Out friendship ended naturally. She was older than me, and after she went into high school while I was around the later years of elementary school. We had just lost touch with one another, we stopped playing the same games, she had friends her age as well.

I recently turned 21, and this year and last year I've been thinking back on the few old friends I had. I loved Roxanne dearly back then, and all I really wish is to maybe say hi to her again and catch up. Hopefully this post can reach her or someone who knows her. She's likely around 25 at most.

Does anyone know the exact route the instructor will take, on the day of the driving test?
I know it’s not about the route but the ability to drive well but I’d feel so much better if I practiced the actual map.

Short anonymous survey on thrifting around Montreal (18+, gift card draw)

Hi! I'm Max, a McGill student doing a personal research project on secondhand clothing around Montreal: how people find thrift stores, and what makes a trip disappointing. It's not a McGill study.

I'd especially love to hear from people who aren't students, but everyone 18+ is welcome. It's short and anonymous.

People who finish the full survey can enter a draw for one of two $25 gift cards to a local Montreal thrift store. (Quebec residents 18+, rules linked in the survey)

Closes Nov 10. Thanks a lot!

Bonjour!

Found two old CUM interceptor sewer manholes in a wetland in Pierrefonds — where do they lead?

Thumbnail gallery
8 Upvotes

Hey everyone,
I was walking through a forest in Pierrefonds when I kept hearing water rushing. I eventually found a manhole cover marked “INTERCEPTEUR” and “CUM” (CommunautĂ© urbaine de MontrĂ©al).
I looked inside and noticed a sewage-like smell, with water rushing really fast about 1.5–2 metres below ground.
On my way back, about 100 metres away and closer to the residential neighbourhood, I heard the same sound again and found another manhole cover with the exact same markings. There was even more water rushing through that one, and it smelled like sewage too.
Both covers looked extremely neglected, as if they hadn’t been touched in years. They’re located in the middle of a wetland that experiences seasonal flooding, which makes me even more curious about what they’re connected to.
I started looking into the area’s history and found a map from 1948 showing that the area was mostly farmland at the time. Development seems to have started in the 1960s, followed by another wave in the 1980s.
I also came across information about a former wastewater treatment facility near Fifth Avenue and Gouin Boulevard that was apparently decommissioned sometime in the 1980s or 1990s. I’m not sure about the exact dates or whether it has anything to do with these pipes.
I’ve tried finding maps showing the interceptor’s route, but haven’t had much luck.
Does anyone know where I could find Montreal’s old sewer-network maps or engineering plans showing where these CUM interceptor pipes lead?
My biggest question is whether this infrastructure could discharge wastewater directly into the Riviùre des Prairies. The water appeared to be moving in the river’s direction, and the smell made me wonder whether it’s wastewater, stormwater, or a mixture of both.
I’m not claiming that raw sewage is being dumped into the river. I simply haven’t been able to determine where the water comes from or where it ends up.
Has anyone come across similar CUM infrastructure in Montreal, or know anything about the old treatment facility in Pierrefonds?
I’ll include pictures of both covers, but I’d prefer not to disclose the exact location publicly.
Thanks!

List before winter or wait for spring? A breakdown of current West Island market data (Q3)

Post image
0 Upvotes

Every October on the West Island, the same question comes up: is it better to list before winter hits or wait until spring? Given current market conditions, interest rates, and upcoming mortgage renewals, the decision looks a bit different this year.

Here is a breakdown of what the numbers and local trends are currently showing for both sides:

The Case for Autumn / Early Winter

  • Serious buyers: The casual looky-loos drop off after September. What's left are families who need to settle post-back-to-school, relocation buyers with strict deadlines, and people who want to close before the holidays.
  • Less inventory competition: Spring always brings a flood of competing listings.
  • Priced-right homes are moving: Single-family homes this past quarter averaged 38 days on market in the South (median ~$820k) and 48 days in the North (median ~$745k).
  • The caveat: Overpricing stalls hard right now. South-sector condos illustrate this clearly — median price sits around $560k (up 19%), but days on market jumped to 72 days as inventory rose 34%.

The Case for Waiting Until Spring

  • Presentation & curb appeal: If a house needs exterior repairs, landscaping, or driveway work, winter weather makes presentation tough.
  • Foot traffic: Spring undeniably brings higher overall buyer volume.
  • The caveat: Maximum competition. Furthermore, the luxury tier ($1.1M+) across the West Island has already shifted toward buyer’s market territory. Adding spring competition won't necessarily help upper-tier properties move faster.

The Macro View & Refinancing Wave

We're seeing a familiar cycle: policy tightening into a softening economy where buyers retreat, sellers hold out, and overall volume dips while prices stay relatively sticky (Greater Montreal sales down ~12% overall, but medians holding firm).

The wild card heading into late winter is the Canadian mortgage renewal wave. With over a million mortgages renewing at significantly higher rates than 5 years ago, some owners who intended to "wait for spring" may decide to list sooner if carrying costs get heavy, potentially adding mid-winter inventory.

Bottom line for locals:

  • Sellers: Under $1.1M is still moving fast if priced strictly to current comparables, rather than last year's peak headlines.
  • Buyers: The upper-tier and condo markets are offering the most room for negotiation seen in a few years.

Curious to hear from others in the area — are you noticing more inventory sitting in your neighbourhood, or are reasonably priced homes still selling quickly near you?

Royal LePage Q3 2026 Report: Quebec market shifting from stabilization to readjustment. What are you seeing locally in the West Island?

Post image
3 Upvotes

Royal LePage released its Q3 2026 House Price Survey, and the overall consensus is that Quebec’s housing market is moving beyond stabilization into a period of readjustment, giving buyers a bit more breathing room.

Here are the key takeaways and local data from the report:

📊 Q3 Market Snapshot

  • Greater Montreal: Aggregate home price at $653,700 (â–Č 2.9% YoY)
  • Quebec Overall: $470,900 (â–Č 2.3% YoY, but â–Œ 2.8% compared to Q2)
  • Single-Family Detached (QC Median): $506,100 (â–Č 2.6% YoY)
  • Condos (QC Median): $403,100 (â–Č 0.8% YoY)
  • National Benchmark: $810,000 (â–Œ 0.8% YoY — for context, Greater Toronto is down 3.7% and Vancouver down 4.0%)

While year-over-year figures are still slightly positive, the quarter-over-quarter drops show momentum is cooling off across the province.

What "Readjustment" Means for the Market

The report notes we're transitioning out of the frenzy/stabilization phase:

  • Higher Inventory: More active listings hitting the market (notably on the North and South Shores).
  • Longer Days on Market: Properties are taking longer to close.
  • Price Adjustments: More deals are closing following price reductions rather than bidding wars.
  • More Selective Buyers: Buyers are taking time to compare properties, negotiate, and step away from overpriced listings.

Local Impact: West Island Buyers & Sellers

  • For Sellers: Equity in Greater Montreal is holding steady (up ~3% YoY), but setting an accurate price from day one is becoming critical as inventory grows. Overpriced listings are increasingly sitting or requiring price cuts.
  • For Buyers: It’s currently one of the more buyer-friendly setups in Quebec in recent years, offering more inventory and time for due diligence. However, well-priced West Island single-family homes in prime areas are still moving.

3 Wildcards to Watch

  1. Political Shifts: Local sentiment and economic policy following the election.
  2. Interest Rates: Potential movement by the Bank of Canada (next rate decision is Oct 28).
  3. Macro Trade: Broader uncertainty regarding U.S. tariffs and cross-border trade.

Curious to hear from others in the sub—are you noticing more listings sitting or price drops in your specific neighborhood (Beaconsfield, Kirkland, Pointe-Claire, DDO, etc.)? Are buyers starting to see more leverage on single-family homes or mostly condos?

Life choices

Would love some advice on what to check before moving to West Island? I live in Rosemont in a sort of plex and we are looking to move into a house.

I know I should check for primary schools and high schools for the kids but I am also looking into getting West Islanders experience on where I can volunteer/do sports with the kids and get the best of the borough as a big family. Ex: Best libraries and sports centres (ideally for the whole family).

Fall 2026 West Island Market Breakdown: What September’s Numbers Mean for Buyers and Sellers

Hey everyone,

The September numbers from the Quebec Professional Association of Real Estate Brokers (QPAREB) are out, and they match what’s happening on the ground across the West Island this fall: more inventory for buyers, steady prices for sellers, and pricing accuracy making or breaking a listing.

Here is the quick snapshot across Greater Montreal:

  • Sales: 3,082 transactions, down 12% year-over-year — fewer buyers are pulling the trigger.
  • Active Listings: 21,793, up 20% year-over-year. This marks the 14th straight month of rising supply, sitting 18% above the 10-year average.
  • Prices: Single-family median sits at $635,000, condos at $430,000, and plexes at $861,000.
  • Days on Market: Condos are averaging 65 days on market (up from 48 days a year ago) as buyers take more time to evaluate options.

More supply, same prices — what’s going on?

When inventory increases for 14 straight months without price drops, it indicates a shift toward a balanced market. Sellers are still seeing strong equity retention, but buyers have room to choose rather than hurry. We are past the bidding frenzy years, drifting back toward normalization.

For West Island homeowners, equity is holding up, but well-priced properties sell near ask while overpriced ones drive up the days-on-market average.

Rates and the fall market ahead

  • Rates: The Bank of Canada held its policy rate at 2.25% for seven consecutive decisions, with 5-year fixed mortgages sitting around 4.59% and variables near 3.45%.
  • Next BoC Rate Decision: Landing on October 28, with economists split on a hold versus a potential hike.
  • Local Buyer Activity: Qualified buyers remain active across Beaconsfield, Pointe-Claire, Kirkland, and Dorval.

Fall is typically a strong window in the West Island with families settled post-back-to-school. However, in a higher-supply environment, hitting the right valuation on day one is crucial.

Are you noticing more "For Sale" signs staying up longer on your street, or are well-priced homes still moving fast in your neighborhood? Curious to hear what others are seeing across different parts of the West Island.

Beyond the headline numbers: Is West Island real estate actually skyrocketing, or is the purchasing power of the dollar just shrinking? (StatsCan & local data breakdown)

Post image
32 Upvotes

Hey everyone,

If you’ve lived in the West Island for more than a few years, you’ve probably seen property values in Beaconsfield, Pointe-Claire, Kirkland, and surrounding towns reach numbers that felt unthinkable a decade or two ago. It’s easy to look at a cottage bought in 2005 for $320k that’s now assessed at $750k+ and think, "This home has become vastly more valuable."

However, looking at macro data from Statistics Canada and recent market tracking suggests a different dynamic: a huge portion of nominal real estate appreciation isn't necessarily physical growth in value—it's currency dilution.

The "Fiat Illusion" (Nominal vs. Real Value)

A popular chart circulating in economic and investing circles by Tom Olson illustrates this nicely:

  • What people think is happening: Property values rocket upward in a straight line while paper money stays flat.
  • What is actually happening: The intrinsic physical utility of a house remains relatively baseline (it ages, requires maintenance, and doesn't grow in size), while paper currency steadily loses purchasing power over time due to inflation and monetary expansion.

In simple terms: A 2,000 sq. ft. house built in 1985 in DDO didn't double in physical utility over the last decade. It just takes significantly more diluted CAD today to buy the exact same plot of land and bricks.

What the Local & Canadian Data Shows

When you cross-reference this concept with official data:

  1. StatCan New Housing Price Index (NHPI): Replacement costs—materials, labor, and municipal land development—have continuously moved up, setting a structural floor under home prices. The cost to physically replicate a home today in Quebec is radically higher in CAD than it was 10 years ago.
  2. West Island Land Scarcity: Unlike regions with unlimited suburban sprawl, communities between Baie-D'Urfé and Pierrefonds are geographically constrained. You can't "print" more land in established West Island neighborhoods. When currency supply expands against a fixed supply of local land, nominal prices naturally adjust upward.
  3. The Debt Mechanics: For local homeowners with fixed-rate mortgages, inflation creates a subtle wealth preservation effect. The nominal debt stays fixed, meaning you eventually pay back that mortgage with future, less valuable dollars while the physical asset holds its baseline purchasing power relative to the cost of living.

Discussion Questions for the Subreddit

Whether you’re a long-time homeowner, someone trying to buy their first home, or a renter watching the market:

  • Do you view buying a home in the West Island primarily as a place to live, or do you treat it as an essential inflation hedge/hard asset?
  • How are younger residents in our community adapting to the reality of currency devaluation vs. local land scarcity?

Curious to hear everyone's perspective on how this plays out locally!
