Advice/Question How to mitigate hallway stench

I live in a pre-war walk up building on the second floor and my neighbor that’s closest to the staircase has this really foul odor coming out of his apartment. Unfortunately, the stairs are in the middle of all the unit units and is not closed off by any door so the stench fills up the entire floor and everybody on the upper floors has to pass by his door to get to their apartment. Every time i have guests over I always have to apologize for the smell in the hallway. Not that anyone has told me explicitly but I think they have an assumption of the condition of my apartment based off of the smell, and then they walk in and say “oh wow this is so nice and it smells so good in here.”

I will say I feel like it may be a hygiene issue because it kind of cycles, so every time it smells absolutely terrible then the next few days the smell goes away, and then it gradually builds up until they get stronger and stronger and stronger, and then repeats. My guess is something gets cleaned. I feel really bad because the neighbor is elderly. I can tell that it’s a struggle for him to just walk around so I really sympathize with his situation. It used to be something that frustrated me and affected my experience (still does a bit but not as much). Any tips on what products I can buy and place in the hallway to help with this very strong odor?

Advice/Question Finding an apartment is hell

I used to live in a very expensive street in NYC, and now I’ve been couch surfing for a month. I work two jobs and have been commuting from my house in PA to my friends places to crash on while I work. It’s been MISERABLE. I’ve applied to 15 apartments and have viewed like 35 and I got rejected from all of them because my guarantor is retired. My sister would be a perfect guarantor but we are estranged. I’m IN A PICKLE. I’m probably going to have to give up on my New York life and accept it’s not gonna happen. I’ve been looking for sublets and roommates too but I mean this has just been actually miserable.

I have good credit but my income is not enough, my guarantor has very low income but has lots in assets. New york wants to see income. Im FUCKED

Advice/Question Lease Break Question - Calculating FMV

Hey, we are moving out of our apartment and breaking the lease after giving the landlord 30 days notice to find a new tenant. I wanted to ask if my landlord might have not acted in good faith effort to re-rent the place. They put it up at our current rent on street easy 11 days after our notice and on other websites around 20+ days after which seems to be still within good faith. However, after looking up active listings and recently closed listings (up to 90 days back) in the same neighborhood and the same BR and BA ratio, it seems like other apartments are/were going at rates between $200-400 less than ours. Further, a lot of them had more amenities (like in unit laundry, central air, our's doesn't have amenities beyond heat/hot water paid for) and more sq foot or bathrooms so it was a bit harder to find exact comparisons (only found one active listing and one more recently rented listing). There was one or two going at higher rates but they had a bunch of amenities and/or were significantly larger. My question is if given that most apartments in the same area (not more than 0.5 miles away) were much cheaper in the time and shortly before the time the landlord relisted the apartment, would that go against the New York Real Property Law (RPL) § 227-e stating the unit must be rented at fair market value or the previous agreed-upon rent, whichever is lower? Do we still need to pay for the rent while the apartment is vacant if is the case is he is not considered to mitigate damages because he is listing it above fair market value? Also, what is the best way to calculate FMV? I can't find an official way to do so

Any help on this would be appreciated. Also if anyone knows of a small claims court case with similar conditions, please let me know.

Looking For Room Looking for Room or Potential Roommates

Thumbnail
gallery
12 Upvotes

Hi everyone! I’m looking for a room or potential roommates!

My name is Angela (she/her), I’m 30, and I’ve been living in NYC for the past four years after moving here from Texas. I’m looking for a room to sublet, an opportunity to join an existing lease, or some people who would be interested in apartment hunting together!

A little about me:
I work as a receptionist/floater in Midtown, Monday through Friday, with my schedule typically falling somewhere between 8 AM and 7 PM depending on events. I’m generally pretty quiet, clean, and organized (I’m a big fan of stress-cleaning to unwind), and I’m more introverted at first but sociable once I get to know people. I enjoy going out with friends, but I’m definitely not the “bring the party home” type.

Outside of work, I’m a big Mets fan, love checking out museums and parks, and enjoy cooking, baking, reading, watching reality TV and movies, and trying new bars, cafes, and restaurants. I’m also a big fan of bar trivia. I don’t win very often, but I always have a good time!

I also come with a cat! Chairman Meow is my four-year-old orange boy. He’s a little shy at first but very sweet and gets along well with people. I’ve had him for about three years and have never even heard him hiss. He’s a pretty easygoing little guy.

What I’m like to live with:
Cleanliness: I like keeping shared spaces clean and organized, but I’m not going to freak out over a dish left in the sink.
Guests: Totally fine with guests! Just give me a heads-up.
Pets: Pet-friendly household preferred, and I’m happy to live with other animals.
Noise: I’m generally pretty quiet and spend a lot of time with noise-canceling headphones on, so I’m not easily bothered by everyday noise.
Schedule: Usually in bed between 10 PM and midnight on weekdays, a little later on weekends.

What I’m looking for:
After getting out of a long-term relationship earlier this year, I’m looking for a comfortable place to call home and relax after work. I’m generally happy doing my own thing, but I’m also always down to hang out, grab a drink, watch something together, or explore the neighborhood. I’d love to find roommates who are friendly and respectful, whether we’re hanging out regularly or mostly doing our own thing!

The logistics:
Location: Open to different neighborhoods as long as getting to Midtown for work is relatively easy.
Budget: $1,000–$1,200/month.
Move-in: Ideally November 15, but I can definitely move earlier if needed.

I’m open to an existing room in an apartment, joining a lease, or finding a few people to apartment hunt with. If you have a room available or think we might be a good fit as roommates, feel free to message me!

Advice/Question Do I need to accept that I will be unable to move in with my boyfriend?

I’ve been looking for apartments since my lease ended last month. Had to move back home to the suburbs. I was looking forward to moving in with my boyfriend but he let me know that his credit tanked sub 600 due to some valid financial issues that I don’t blame him for.

We’ve been looking in the $3,300-$3,700 for. 1-2 bed in Brooklyn. Even with my good credit and our good combined income, solid savings, and offering guarantors we’ve been having 0 luck. He’s lucky his apartment is a month by month lease so it’s not the end of the world for him.

I’m feeling pretty confident that moving in together isn’t gonna happen until his credit goes up. Should I keep applying to spots with him or start looking for a different living arrangement?

Advice/Question Before lease signing, was told there's a gas issue & Stove would be off until ConEdison inspects. No timeline given. Should I be concerned?

All NYC resource sites look clean, but also no plumbing permit or inspection on record with DOB NOW. The only utility that won't work will be the stove & oven. I'm supposed to visit to go over and sign the lease soon.

I've seen horror stories, like this: https://therealdeal.com/new-york/2020/01/13/no-gas-in-your-apartment-dont-hold-your-breath/

How long would it usually take for inspection to start and clear? Should I inquire for reparations or bite the hot plate lifestyle?
